The Job

Baldwin Oaks is an age-restricted community of 251 apartments in Parsippany, New Jersey, including units built for accessibility. PPR performed unit turnarounds as a subcontractor to the project's general contractor, apartment by apartment, finishing in 2022.

Every resident here is a senior, and most of them are home.

PPR's Scope

PPR performed unit turnarounds at Baldwin Oaks — kitchens, bathrooms, flooring, paint:

• Updated kitchens
• Updated bathrooms
• New flooring
• Paint and finishes throughout

Senior Housing Is a Scheduling Problem

In a family building, a crew can often work an empty apartment in the middle of a weekday. In senior housing, the resident is usually home, has fewer options for being somewhere else, and cannot go a day without a working kitchen or bathroom.

So the access window shrinks and the sequence gets tighter: what comes out, what goes back in, and what has to be usable again before the crew leaves. Doing that unit after unit without the finished spec drifting is the whole job here.

It is the same discipline PPR ran across the Yonkers Preservation RAD conversion and through occupied buildings at PACT Renaissance Collaborative.

These apartments have been lived in for years since handoff. Along with Oak Park in Roselle and Woodlake in Woodbury, it is part of PPR's New Jersey unit turnaround record.
